Delta's new bylaw gives owners the option to build in the backyard like Burnaby and most cities in the Lower Mainland. Build up to two detached ADUs (including Coach Houses) on the majority of single-family lots.
Each coach house can be up to 23 ft (7m) at the ridge (or 6.25m to mid-roof) making these two-storey gems as useful as they are charming. That's nearly double the height allowance of their single-storey Garden Suite cousins.
What’s inside? Each coach house floorplan can extend up to 1184 sq ft (110 m²), though it needs to stay under 50% of your main home's floor area. Standard setbacks 1.5 metres from side and rear property lines mean you can maximize every square metre of that backyard potential.
These are welcome zoning updates, it’s development flexibility that gives you room to breathe.
